Wilton CT Real Estate Market Trends August 2012

Wilton is still in a Buyer’s Market, although it is trending towards a balanced market.  Prices are still lower than a year ago, but there has been an increase in the last three months.   Average Days on Market has been decreasing.  The Average List to Sales Price Ratio increased to 96%.

The Wilton real estate market appears to have hit bottom in Q1 2012 and is in recovery along with the rest of Fairfield County.

What homes are most in demand by buyers in Wilton?  The sweet spot in the market is for 4 bedroom homes with a list price of $875,000-900,000.  They tend to be on the market only 107 days and sell for 96% of list price.
