Stratford Real Estate Market Trends Report - September 2012

Stratford’s is still a Buyer’s Market with 7 Months Supply of inventory for the 12 month period, which is close to a balanced market (6 months supply is balanced and less than 6 months is a Seller’s Market).  In fact, the 3 Months figure shows 5.9 months of inventory, so Stratford is moving closer to a balanced market.

In retrospect, Stratford’s real estate market appears to have hit bottom in Q1 2012 and is now in recovery.  However, the signals remain mixed.  There has been no real upward trend in prices, but inventory is decreasing and the number of sales has been increasing.

What homes are most in demand by buyer in Stratford?  The sweet spot in the market is for 3 bedroom homes with a list price of $200,000-225,000.  They tend to be on the market only 100 days and sell for 95% of list price.
