Weston Connecticut Real Estate Market Trends - September 2012

Weston is still a strong Buyer’s Market, but trending towards a balanced market.  There is still a lot of inventory on the market, 12.8 months’ worth (we use the 12 month figure for the absorption analysis).  This is one the highest of the Fairfield County towns we track.  However, this is a market that is getting stronger and stronger.  The trend indicators are all positive with the exception of the Average List to Sale Price, which remains a respectable 95%.

The Weston real estate market appears to have hit bottom in Q1 2012 and in recovery.

HOTTEST HOMES IN WESTON

What homes are most in demand by buyer in Weston?  The sweet spot in the market is for 4 bedroom homes with a list price of $1.1-1.2 million.  They tend to be on the market only 92 days and sell for 96% of list price.
