Wilton Connecticut Real Estate Market Trends - October 2012

Wilton is still in a Buyer’s Market with 9.7 months' supply of inventory.  Prices are still decreasing.  The Average List to Sales Price Ratio has remained steady at 95%.

The Wilton real estate market appears to have hit bottom in February 2012, although the recovery is still rocky.

The lowest sale over the past 12 months was $215,000.  The highest sale was $2,375,000.  The median sale price was $751,000.  Two homes sold for over $2 million.

What homes are most in demand by buyers in Wilton?  The sweet spot in the market is for 4 bedroom homes with a list price of $825,000-850,000.  They tend to be on the market only 128 days and sell for 95% of list price.
